List of documents for the seller

The documents required for a notarial purchase and sale transaction on the part of the SELLER - a PRIVATE PERSON, in person or REMOTELY:

1. Title deed (Notarial deed)
2. Plan /sketch/ issued by the Cadastre and Geodesy Service
3. Tax assessment of real estate issued by municipal authorities (A certificate of tax assessment of real estate is issued only in the absence of tax arrears)
4. Certificate of absence of encumbrances and prohibitions on property, rights to use the property by third parties, open court cases, etc.
5. Declaration of citizenship and civil status art. 25, par. 8 from the Law on National Development of the Russian Federation
6. Declaration on measures against money laundering art. 42, par. 2 from the Law on the Protection of Personal Income from Foreign Countries
7. Declaration of the Council Regulation (EU) - the EU Regulation is signed only by citizens of Ukraine and Russia
8. Certificate from the registry office on the absence of marriage during the period of purchase of real estate (if the real estate was purchased outside of marriage)
9. Power of attorney from the owner/s, as well as legal spouses /if the real estate was purchased during marriage/ or former spouses /if the real estate was purchased during marriage/
10. Marriage contract confirming sole ownership of real estate /if the real estate was purchased during marriage and there is a marriage contract between the spouses/
11. Certificate of inheritance /in case of death of the owner/

When REMOTELY transaction - The seller certifies the prepared documents at the Bulgarian consulate or at a notary at the place of residence and sends them by courier service to Bulgaria.
- For the Bulgarian consulate, the documents are prepared in Bulgarian.
- For certification at a notary at the place of residence, the documents are prepared in the appropriate official language. After signing, the documents are sent by courier service to Bulgaria, where they are licensed for translation into Bulgarian.
- The company "Happy Propertybg" provides the services of a licensed translator.

Important! Signing documents at a notary at the place of residence implies additional costs associated with the translation of documents from Bulgarian into the appropriate official language and back translation into Bulgarian. The translation of documents is done at the expense of the SELLER.

IMPORTANT!!! When signing documents at a notary at the place of residence, in a country that does not have a concession agreement with Bulgaria, an APOSTILLE is required

Required documents for a notarial transaction on the part of the SELLER-BUILDER:

1. Land ownership document (notarial deed).
2. Construction permit.
3. Plan /sketch/ issued by the Cadastre and Geodesy Service.
4. Tax assessment of real estate issued by municipal authorities.
5. Certificate of absence of encumbrances and prohibitions on property, right to use the property by third parties, open court cases, etc.
6. Certificate of commissioning (If construction is fully completed)
