The real estate market in Bulgaria offers a variety of opportunities – from city apartments and holiday homes to houses, hotels and land. To make an informed choice, it is important to know the main property types and their characteristics.
Apartments and dwellings
Apartments are the most common type of property in Bulgaria. They are mainly divided into old stock and new construction.
The old stock includes apartments in panel and brick buildings, similar to the housing stock in the former USSR countries. They are usually located in well-developed urban areas and offer more affordable prices.
New construction is characterized by monolithic reinforced concrete structures and modern materials. Such apartments can be sold at various stages – under construction, finished „turnkey“ or fully furnished. The price depends mainly on the location and the degree of completion.
Modern residential buildings in Bulgaria are often 4–5 storeys, with a limited number of apartments, large windows, balconies and pleasant architecture. Ground floors often house shops, cafés and offices.
A typical apartment includes a living room with a kitchenette, one or more bedrooms, a bathroom with toilet, an entrance hall and a balcony.
Aparthotels and apartment complexes
In resort areas – by the sea and in the mountains – aparthotels and apartment complexes are widespread.
An aparthotel is a complex built on a hotel principle, with a large number of apartments and developed infrastructure – pools, restaurants, shops, security and service. Part of the buildings operate as a hotel, while the others are sold as private property. Typically, the infrastructure operates mainly during the tourist season.
An apartment complex represents a residential type of development, consisting of one or several buildings with a smaller number of apartments. It often has a pool, parking, security and maintenance and is more suitable for a quieter or longer-term stay.
Types of apartments by layout
Studio – a one-room apartment with an area of approximately 30–40 sq.m, with a kitchenette.
One-bedroom apartment – includes a bedroom, a living room with kitchen and a balcony, with an area of about 45–60 sq.m.
Two-bedroom apartment – consists of two bedrooms, a living room with kitchen and one or two balconies, with an area from 60 to 100 sq.m.
Three-bedroom apartment – suitable for larger families, with an area from about 85 sq.m and up.
Maisonette – a multi-level apartment located on two or three floors, with large terraces and panoramic windows. It is distinguished by spaciousness but often has a non-standard layout.
Houses, villas and hotels
Single-family houses in Bulgaria are usually located on plots of 400 to 1000 sq.m and consist of several floors. The living area most often starts from about 120 sq.m.
Villas and holiday homes are mainly located in resort and villa zones and are primarily used for seasonal or holiday stays.
Hotel real estate includes small private hotels, family hotels and larger resort complexes. When buying a hotel, location is particularly important, as it is decisive for profitability.
Land and plots
At the moment foreign natural persons cannot directly buy land in Bulgaria. To purchase a plot, it is necessary to establish a Bulgarian legal entity to which the ownership is transferred. Leasing land by foreigners is allowed without time restrictions.
Plots are divided into agricultural, industrial and regulated parcels for residential construction. The process of bringing land into regulation is complex and can take from 6 months to 1.5 years.
Commercial and business real estate
Commercial real estate includes shops, offices, beauty salons, warehouses, production facilities and winemaking enterprises. Prices in Bulgaria are often more affordable compared to other European markets. Small resort hotels with a 2–3 star rating are of particular interest.
